Elevating the Tenant Experience

Spaceflow, a tenant experience platform joins PropTech Denmark to leverage growth in Nordic real estate.

Spaceflow is a tenant experience platform that helps property owners provide a tech-enabled tenant satisfaction service and streamline repetitive, time-consuming operations. The all-in-one solution connects space users to smart building features, amenities, services, and community life.

Elevating the living experience in more than 200 residential and office buildings in 18 countries, Spaceflow recently joined PropTech Denmark to leverage growth in the Nordic real estate market upon securing partnerships with Container Living, Orange Capital Partners, and NREP. Spaceflow has also recently just announced a new strategic partnership with Swedish investment group Hydda, which specializes in innovative technology in the real estate market and is leading Spaceflow’s Series A investment round with €8 million.

Adapting Residential Real Estate Business Models to Adulting Next-Gen

Tenants' demands and needs in the real estate market are changing with the undeniable, post-2020 digitalization boom. Accordingly, it is essential for property managers to acknowledge the expectations of tech-savvy, much traveling, busy, remote-working and studying tenants in order to meet their needs through progressive initiatives.

Residents who dominate today's city landscapes look for more than four walls and a door from wherever they spend their time indoors; be it the office or home. And, they are not reluctant to pay a couple of bucks more if the living or working environment is experience-inclusive and resonant with their recent tendencies, which we can explain in three categories:

1. Social connectivity

In order to bounce back at the most social time of their lives which had to go through a stagnation period due to the pandemic; young residents expect building meaningful connections with communities around them. Plus, they expect doing this while making the best use of the easy-to-use, tech-enabled solutions of which the pandemic accelerated the creation. Getting notified about the next yoga class in the building or the happy hours for a drink keeps residents engaged and intact with one another, as much as it keeps them committed to life in the building itself.

2. Sustainability

Today, residents are much more mindful of how much energy they spend throughout the day, and they care about keeping their water, electricity and gas consumption to a minimum. Being able to track this and offering real-time data bring the first step towards helping space users fulfill a central goal in their lives.

3. Easy-accessibility

Solutions that technology has to bring to the real estate sector have turned from being a luxury to a must – yet easy to use and adapt! It would be a missed opportunity for property owners not to display all the spaces and amenities they offer (such as parking, meeting rooms, dry cleaning, and more) in one platform for their residents to book services, report issues, and communicate effectively.

Just as having access to rooms without physical keys or cards yet with a single tap on an app; having a virtual 'remote control' of the building in the age of contactless saves the landlords from the fear of missing out: both from what happens in their buildings on a daily basis, and from the next-gen trends in real estate as a whole.

"The foundation for every building, whether it's an office, residential, or mixed-use project, is integrating data, technology, and people. This strategic approach puts landlords in the driving seat of leveraging their businesses and securing long-lasting relationships with tenants. With the right tech infrastructure that attracts, retains and fully empowers tenants, opportunities are limitless," remarks Lukas Balik, CEO at Spaceflow.

Making use of these opportunities of a comprehensive tenant experience platform like Spaceflow comes in handy for property managers to create market competitiveness and new, undebatable revenue streams. We can already observe the examples of embracing Spaceflow's tenant experience technology in Denmark. Ressourcerækkerne, the sustainability-focused apartment complex of NREP in Copenhagen has enriched its 92-units multifamily property with thriving information flow between the neighbors and the landlord and sustainability tips – reaching an average of 7,237 post impressions per month.

Now, the community at Ressourcerækkerne can reserve amenity spaces within the Spaceflow app, share news about in-building and neighborhood events, organize hygge meetups, get informed about local services and building maintenance updates, publish ads; as well as communicate ideas and feedback on the management of the property with the neighbors and the landlord - all from a single app. Also, the app contributes to environmental consciousness by encouraging Ressourcerækkerne tenants to use the app newsfeed for exchanging second-hand clothes and furniture, or give away food to minimize waste. Collecting the social connectivity, sustainability and easy-accessibility factors in one platform, the app reaches an overall average user engagement of 75% a month; making the digital layer an indispensable part of life in the building.
